• Listing agreements between the owners and realtors must be provided to the office to list the unit for lease or sale. Realtors may request gate access by completing the form linked below.   • A 600 minimum credit score and clean criminal background is required. If there is more than one person on the lease, only one is required to have the qualifying score. All applicants must have a clean criminal background. If the applicants do not have a credit score due to lack of credit history or otherwise, the application will be denied. Applicants must attend an online orientation after approval and before move in. Moving in before approval or before attending the orientation will result in a fine.

  • There is no waiting period after purchase for leasing a unit. Owners are limited to no more than 2 leases per year. Lease terms are to be no less than 3 months and no longer than 12 months.

  • After an application is approved, you will be scheduled for an online orientation. At the time of this orientation applicants will pay $50 per gate/keycard (one per registered adult), and $40 for parking permit per vehicle, per lease term will be paid online to a third-party parking management company. If applicants are registering a pet, the fee is $350 for one pet and $500 for two pets. Please see "Pets" section on this page for more information.

  • Approved applicants are required to attend an online orientation before move in and/or closing. Disregarding the orientation will result in a fine. Only one adult applicant is required to attend. Orientations are done online via video conference on Tuesdays and Thursdays at 11 AM. After orientation is completed, applicants will be given an official approval to lease or approval to purchase which will be needed for their landlord or closing agent.

  • Edgewater takes pride in being a pet-friendly community, fostering an environment where all residents and their furry companions can thrive. However, it's essential to ensure that our community guidelines are adhered to for the well-being of everyone.

    Please read below some restrictions and fees that apply.

    A non‐refundable pet fee of $350 for one pet, $500 for two pets (at the time of application) is to be paid to Edgewater Condos. A $100 pet fee will apply each year at the time of lease renewal and and total of $150 for two pets. Pet owners will be required to create a profile online at OurPetPolicy.com. The online profile is $35 per pet and $20 for an additional pet. This is renewed annually.

    After a pet is approved, the pet owner will need to register their pet(s) online at PooPrints.com and visit our office to provide us with a DNA cheek swab sample of their pet. There is no additional charge for the PooPrints registration.

    Residents may register up to 2 pets per unit. Pets must weigh 50lb or less. Pets must be up to date with their vaccinations. No aggressive breeds or dogs mixed with aggressive breeds are allowed in the community. Vet records confirming the pet's weight, breed and vaccination records will be required at the time of registration.

    Pet sitting is limited to a 2 week stay annually and must be approved by the owner of the unit and association.

    If you are registering an ESA, or and Service Animal, please fill out the Pet Affidavit document.

    While we welcome pets, there are certain regulations in place, including dog weight limitations.

    For those planning to register an Emotional Support Animal (ESA) or Service Animal, it's imperative to provide the required state documentation before approval of your application.

    Please note the following requirements:

    Documentation Requirement: To register an ESA or Service Animal, state documentation is mandatory. This documentation must be from a recognized Florida medical provider.

    Approval Process: No applicant will be approved without the appropriate state documentation.

    We appreciate your cooperation in adhering to these guidelines. They are in place to ensure the safety, harmony, and comfort of all residents within our community.

  • Each unit will be permitted to park one vehicle per registered adult resident. For units that are leased, this means one vehicle for each registered resident whose name appears on the lease and/or who actually resides in the unit on a permanent basis. For units that are not leased, this means one vehicle per registered owner or authorized registered resident who actually resides in the unit on a permanent basis.Regardless of the number of registered residents associated with a unit, the maximum number of vehicles as follows:

    1/1 up to 2 cars
    2/2 up to 2 cars
    3/2 up to 3 cars

    You must have an active OnCall account in order to register resident vehicles or guest vehicles. Each building has designated parking areas for registered vehicles. The spaces with yellow painted curbs labeled “Resident Only” are for Primary Vehicles only. These spots are located in front of, or close to, the building. Each unit can register one Primary Vehicle permitted to park in the yellow “Resident Only” areas. Additional vehicles (if applicable) are considered Secondary Vehicles and are permitted to park only in the non-yellow spaces located throughout the community. Guest vehicles also are only permitted to park in these non-yellow spaces. Overnight guests must be registered on OnCallParking.com.

  • Amenities available to registered residents and their guests include two pools, children's playgound, bike rack, tennis courts, fitness center, dog park and barbeque areas. Both pool areas have a hot tub and kiddie pool.

    In order to use the amenities at Edgewater, a waiver must be signed on behalf of the residents in the unit. This waiver will be provided at the time of orientation.

  • Edgewater Condominiums is happy to provide instructions to obtain insurance information for the following:

    1. Existing mortgage company requirements;
    2. Refinancing a unit; and
    3. New purchase within the Community.

  • The 2023 approved HOA fees are as follows:

    $328.05 for 1 bedroom/1 bathroom units
    $440.39 for 2 bedroom/2 bathroom units
    $521.84 for 3 bedroom/2 bathroom units

    Owners may visit ClickPay.com/FirstService to pay HOA dues. They will need to register with the email address provided to Edgewater at the time of orientation.
